ASSOCIATE FACILITIES TECH PRIMARY PURPOSE: Perform maintenance, repair, replacement, and installation of commercial office building systems. Assist in maintaining a high standard of cleanliness and a hazard-free environment. 




Job Responsibilities: 




•Day-to-day office operations and maintenance activities that are normally part of a commercial office building, including, but not limited to, repairs to building equipment and furniture; re-configuring office space and modular furniture; moves/adds/changes, moving file cabinets, plants, office machinery, etc.
•Work closely with Facilities Technician’s to operate, maintain and repair all campus (multi-building) HVAC and all mechanical, electrical and plumbing (MEP) systems.
•Work closely with Facilities Technician’s to repair or replace defective equipment, components, or wiring.
•Record and report all faults, deficiencies, and other unusual occurrences, as well as the time and materials expended on work orders.
•Perform general maintenance procedures such as cleaning, power-washing and vacuuming equipment, oiling parts, and changing filters.
•Work closely with Facilities Technician’s to monitor, analyze and optimize equipment control through a building automation system to facilitate efficient and effective building operations.
•Monitor outside contractors and vendors when work cannot be performed by in-house personnel.
•Maintain operating logs for major equipment on-site.
•Order parts and supplies as required; maintain stock and inventory control.
•Assist in maintaining O&M manuals for equipment on site.
•Perform basic grounds maintenance, including snow removal.
•Maintain cleanliness of all mechanical and equipment rooms.
•Setup conference rooms and community space as needed.
•Respond to emergencies as required.
•Complete work tickets as assigned and document completion/notes in work order management system.
•Assist mail room operation with shipping and receiving as well as shipping dock receipts.
•Coordinate and ensure compliance with all applicable federal, state and local regulations including but not limited to OSHA, DOT, ADA and fire district
•Be familiar with and conform to all written and verbal procedures associated with the facility.
•Coordinate and perform standard facilities projects, as needed, at satellite and warehouse locations.
•Ability to work with a team, takes direction from supervisor(s), focus attention on details, follow work rules, and adhere to work schedules.
•Work in an accountable and responsible manner to perform the required duties with minimal supervision.
•Respond professionally to tenant service requests through both personal contact and automated work order system; work cooperatively and effectively with others and maintain confidentiality at all times.
•Complete work in an organized and prioritized fashion.
•Deal with a wide variety of people with tact, courtesy and professionalism.
•Partner with Team members, other Departments and organizations to achieve overall company objectives.
•Communicate clearly and concisely (verbal and written) in person, by telephone, and in email and listen carefully
•Maintain a regular, dependable attendance and a consistently high level of performance.
•May be required to work non-traditional hours as needed.
•Maintain a high regard for personal safety, the safety of company assets and employees, and the general public.
•Other daily, weekly, monthly or special project duties as identified and defined.


Minimum requirements:

•High School diploma or equivalent.

Experience/Specific Knowledge:
•Six months minimum work experience in a commercial office building/facility environment or related field.
•Basic aptitude in one or more of the following fields: general mechanical (automotive, heavy equipment and/or building), electrical, plumbing, carpentry.
•Intermediate proficiency with Microsoft applications (including but not limited to Word, Excel, Outlook and PowerPoint) for the purpose of word processing, spreadsheets and information retrieval.
•Strong reading, listening and analytical skills and logical thought processes, with the ability to identify and resolve complex issues/problems.
•Ability to successfully organize and perform multiple tasks simultaneously, frequently under strict deadlines.

Certifications, Licenses & Registrations:
•Must possess and maintain a valid driver’s license and a driving record satisfactory to the company and its insurers.

•The employee is regularly required to use hands to type, touch, handle, or feel. The employee is required to talk and hear. The employee is frequently required to stand and reach with hands and arms. The employee is required to walk and climb or balance. Must be able to, in a safe manner, regularly lift/carry/move up to 70 lbs. on an ongoing basis. Position requires frequent climbing and standing on ladders and working with hands and hand tools often for extended periods of time.

Working Conditions:
•Required to carry a mobile phone and be available to respond during working and non-working hours.
•Building maintenance environment, indoor/outdoor, consisting of exposure to moving mechanical parts and seasonal temperature changes ranging from freezing to extreme heat.
•On-call 24 hours a day, 7 days a week on a rotational basis with occasional shift alterations to provide relief for illness, vacation, etc.
•Occasional overnight travel and weekend travel may be required.
•May be required to work nights and weekends, or non-traditional work hours as needed.
•Successful candidate will be required to clear a drug screen and a complete background check, including credit report and motor vehicle record, after an offer has been extended and prior to being employed.

Supervisory Responsibility:

Above the minimum requirements; not required but advantageous in this position:
•Knowledge of commercial building systems including HVAC, plumbing, and electrical.
•General working knowledge of commercial construction practices and processes including architectural drawing interpretations, framing, drywall, plumbing, electrical, finish, etc.
