Construction Manager

Essential Duties and Responsibilities

* Lead all construction projects for the company’s brand family

* Define and put in place resources and production process necessary to successfully complete projects

* Ensure that all company, client and project policies, procedures and standards are followed

* Responsible for creating, implementing, and achieving all construction scopes, budgets and schedules in Microsoft Project

* Coordinate production schedules with professionals, contractors, and on-site management

* Maintain project official logs and schedules as required to create summary project reports, capture best practices, and enhance efficiency

* Manage cost estimating, bid process, and contract administration

* Prepare, update and report project schedules, budget comparison, and progress reports

* Work with asset management teams to assess physical plant at all assets and determine capital needs and priorities necessary for asset preservation

* Create timelines and budgets

* Work with on-site property management maintenance teams to confirm repair and maintenance needs to maintain physical plant

* Review renovation scopes, plans and pacing with an eye toward quality control, value engineering, timely completion and acceleration where appropriate

* Interact with project architects, engineers, and construction teams to manage, coordinate and successfully complete projects at multiple sites

* Commence renovation projects timely and manage to underwriting objectives

* Coordinate access, staging, scope, materials, sequence, and production schedule with property management team to facilitate smooth and timely project completion

* Supervise trades, finalize contracts, assess quality of work, approve draw requests (insurance requirements/lien waivers), change orders and punch lists

* Interface with franchise representatives to review and negotiate hospitality property improvement plans. Coordinate scope, budget, and bidding process. Manage project through completion and sign off by franchisor

* Interface with leasing teams to review major tenant improvement scopes of work and costs

* Negotiate bulk purchases with vendors and suppliers as appropriate

* Meet with government agencies to support projects as necessary. Develop and maintain relationships with municipal building permit and code officials

* Assist due diligence teams with comprehensive assessment of physical plant for all target acquisitions

* Review third party due diligence reports to confirm physical needs and refine capital expense budgets and timelines

* Review and approve renovation scope, cost and pacing assumptions for multifamily units and common areas, and commercial landscape, lobby, common area and facade projects

* Work with local contractors to create scope of work, refine cost estimates and confirm production schedule for all capital and renovation projects

* All other tasks and job duties as assigned



* High School Diploma or GED required

* BA/BS preferred


* Must maintain current knowledge of and adhere to all policy and regulations of the Colorado Marijuana Enforcement Division (MED); Colorado Department of Public Health and Environment (CDPHE), and Health Insurance Portability and Accountability Act (HIPAA), and TGS Management

Required Skills & Experience

* Eight or more years of construction experience

* Demonstrated ability to manage multiple projects at a time

* Proven success at meeting project budget and production goals

* Some architectural and design background preferred

* Analytical/Innovative - Ability to contribute new and creative ways to the business process

* Must be detail oriented and able to focus with multiple interruptions

* Must enjoy working with a variety of personalities at multiple levels

* Diplomatic, excellent verbal and written communication skills

* Must have strong organization and leadership skills

* Excellent influential, collaborative, and relationship building skills

* Excellent computer, mathematical, language, and reasoning skills

* High-level attention to detail

Preferred Skills & Experience

* Ability to prioritize tasks and meet deadlines with a shifting workload in a fast-paced environment

* Knowledge of Colorado marijuana laws, MED regulations, and CDPHE requirements; Previous marijuana industry experience preferred with priority given to candidates with experience in CO licensed facilities

* Cannabis industry experience preferred

Physical Requirements

* Must be able to individually lift up to 50 lbs.

* Must be able to sit, stand, stoop, crouch, reach, and lift for long periods of time

* Must be able to work in an office and construction environments with moderate to loud noise level

* Must be able to acquire MED Support/Key badge ($75/$250Fee to State of CO) prior to beginning employment
